just a critic as "house-owner":perimetral walls on top don't have "flashings"(scossaline)to cover them,they are exposed to the rain

You have a point, in normal cases you would add the scosalina in a way that is visible. However there are some real world references that inspired me having the roof at a lower level than the wall. In this case the remaining part of the wall works just like a "superfluous" element.
Since it's still a preliminary step we will take time to study details later.

Wastzz,
Beautiful renders! Having never used Octane, would you mind saying a word or two about your lighting techniques for these types of shots?
(I typically do product renders, not interiors.)

Thank you, sure.
Everything starts from a sketch or a picture I have in my mind, following some common photography composition rules.
I usually start by setting up the lighting mood on a completely white material.
In the last picture, the main light is given by a simple daylight system, plus some artificial lights.
About materials, I find extremely important to look for the correct amount of saturation.
A picture must have two types of contrast:
- lighting contrast between different parts of the image, it helps getting the correct amount of depth and highlighting the volumes;
- color contrast, for instance using complementary colors.
